This old agricultural barn in Ballaragh is intersting as ground level is at first floor level at the roadside, but drops away on the oposite elevation to allow two storey views of the Irish Sea. The main barn walls are in a good state of repair, but a small lower outlet to the south elevation has suffered from cracking and poor concrete block repair work which doesn't match in with the rest of the manx stone walls.
By demolition of the poor quality outlet and reconstruction with modern building techniques and materials, the barn is given a contemporary twist. The replacement outlet is to be clad in larch timber cladding, which will weather to a silvery finish with age. The roof is to be standing seam, zinc or similar metalic roofing material.
The building plan has been designed to take advantage of the fantastic views afforded towards the irish sea towards the north of the barn. You will enter the property at first floor level from the roadside, where the main living accomodation is to be located. The lounge is to be a large open space with sliding doors looking out to sea and exposed timber A frames. The Kitchen will be located in the modern outlet which duel aspect looks not only over the sea but also towards Laxey and the beautiful countryside. surrounding it. The bedrooms are located downstairs, with the master suite looking out towards the sea through sliding folding doors.
