New dwelling on residential plot at Ballaragh Road, Lonan.


This elevated site situated on the Ballaragh Road over the Bulgham rocks and coastal Laxey to Ramsey Road was previously a farm consisting of the main Farmhouse, old piggery buildings and a number of agricultural steel framed storage buildings.


Penketh Millar were engaged initially to execute works associated with the farmhouse and driveway to improve upon the properties saleability for marketing. Following discussions with the Planning Department we were able to form a new residential plot from the land in the client’s ownership. Approval in Principle was granted and this site was subsequently sold on and Penketh Millar were engaged to design a new dwelling on this new residential plot.


The design brief from the new client was to provide a modern dwelling incorporating a substantial glazed element to taking full advantage of the excellent views to the sea and over Laxey bay through to Clay Head. The main roadside elevation was to reflect the general building materials and style associated with the Ballaragh Hamlet of smooth painted rendered walls and a natural slate roof over. Behind the site however, a modern element was introduced comprising a standing seam zinc covered roof system and timber clad walls, tall glazed windows together with external glazed balconies to the primary views. The development reflected also the existing site topography with the first floor bedroom accommodation falling onto the existing raised areas behind and the main living accommodation being situated on the first floor level to take in the excellent views.
