Erection of four detached dwellings with integral garages at The Stable Fields, Station Road, Ballaugh.
This site is located in the Parish of Ballaugh off Station Road and comprises two fields known as “The Stable Fields” which have been zoned for residential development since 1982. The proposals consist of four detached dwellings with integral garages. Each dwelling is individually designed to suit its large plot, but all compliment each other with continuing external finishes carried through out each dwelling which comprise of rendered walls with projecting facing brickwork plinths, facing brickwork tower feature, external chimney stacks and slate roof with duo pitched dormer windows.
Plots 1, 2 & 3 have gained Planning approval with the largest, plot 4, yet to be designed. Each dwelling is to be constructed in a timber frame kit with raised collar trussed roof. This will afford high insulation levels and speed of erection on site. Each dwelling is provided with open plan Family Room/Kitchen and a separate Lounge. A large open entrance Hallway and stairwell leading up to the first floor level Bedroom/Bathroom accommodation. Large Velux roof lights are fitted over the upper Landing/Stairwell areas to provide additional natural sun light down into these areas.
Plot 1 has commenced on-site with the timber frame erected and the proposed outer leaf concrete block/facing brick work commenced also. The proposed estate road, which will provide vehicular access to all four plots and accommodate the proposed foul drainage and services, is proposed to be finished in rustic brick pavers with access onto the main Station Road. On-site parking is provided to all plots. The dividing boundaries between each plot are to be formed in traditional sod hedges to maintain a rural feel to the proposed development.
